Wish lists are wonderful things. They allow flights of fantasy to a place where everything is perfect. Turning these dreams into reality, however, requires a complete, workable plan. The plan for your project should list the intended uses of the space and a detailed list of items required. Be sure to include any necessary repairs in your plan.
Estimating/Consultation
1. We do not charge for the initial consultation or ballpark estimates. 2. We charge $75.00 for all written estimates under $25,000.00. 3. We charge $59.00 an hr. for all estimate's over $25,000.00 not to exceed $472.00 If we're awarded the contract, the estimation fee will be applied towards the final contract price. 2. We also charge for basic kitchen, basements and bathroom drawings. That price can range between $100.00 to $500.00 for each drawing. 3. If a full scale set of plans are needed for additions, kitchens, basements or whole house remodeling projects, we will enter into a Design Contract. The rate for the Design Contract will be billed hourly starting at $125.00 an hour. 4. We also do work for customers who already have an architect and architectural plans in place. Usually the homeowner or their architect obtains the building permit and we do the construction phase of the job.
Design Professional
The next step is to sit down with our designer and get ideas to determine what you want to achieve. Good communication is a key to achieving your goals. To help express your ideas, start a clipping folder. Use it to keep articles and photographs cut from magazines that show ideas and design details that appeal to you. Add product brochures or advertisements that you can share with the designer. The designer will ask questions about your lifestyle, how your live, your daily routine, and your project goals. Once that information is obtained and the product information is confirmed. A drawing or blueprint is submitted back to the customer. It may take several changes or add-ons to the plans before the final drawings are complete. Once the customer reviews the plans, make final approval and signs the contract. The plans will be stamped and approved by the architect and engineer and they will be submitted to the permit office for approval.
Customer Approval
When the plans are approved by the customer the final price for the construction phase needs to be approved in order to go to the next step.
Contract
Once the estimated price is approved, a contract is printed and signed by the homeowner and by a representative of P. L. Johnson Construction, Inc. It will contain the following. A. A precise description of all work to be completed by PLJC, Inc. and subcontractors along with a description of all materials that are to be installed. B. The total cost of the job, including all materials, labor and fees. C. A schedule of payments that you will make to P. L. Johnson Construction, Inc. D. A work schedule or timeline with calendar dates and allowances for materials. E. A one year company warranty and a six-month follow up on all work. F. Mechanics Lien Sheet. G. Notice of Cancellation that allows the homeowner to back out of the contract within 72 hours of signing. H. A certificate of insurance that guarantees that PLJC, Inc. has the appropriate insurance. I. A description of Change-Order procedures stating what will happen if you decide to make alterations to the plans or specifications after the contract has been signed. The description includes a fee structure for change requests.
Small Job Services/Handyman Work
There is no job too small for P. L. Johnson Construction, Inc. Most jobs that are too small to give an estimated price, will be priced on an hourly basics. (Handyman Rate) A. We charge $49.00 for a service charge. That is $49.00 just to show up at the job-site. If we get the job, the $49.00 will be applied to the first hour of work. Making your first hourly payment only $29.00. B. An hourly rate of $78.00 is charged for one worker. Not to exceed $624.00 or 8 hours in one day. The materials list and prices are separate from labor prices.
